Welcome to Our Cabin

River Roost is the perfect setting for a family get-together, romantic weekend getaway, or simply a gathering of friends.

River Roost is a log cabin located on 6 acres on the New River - a National Scenic River and believed to be one of the oldest rivers in North America. Located just 12 minutes from Jefferson, NC, our cabin features 3 bedrooms, 2 baths, a small TV room/sleeping nook, den and dining area, fully-equipped kitchen and a large porch overlooking the river.

What A View!

The cabin sits on 6 acres in The New River Preserve, a private, low-density neighborhood on the North Fork of the New River. Our property has a fire ring and older children or adults can tube along our river frontage.

What To Do?

Our cabin is conveniently located - just 10 minutes from Jefferson, 40 minutes from Boone and Blowing Rock, 20 minutes from Grayson Highlands National Recreation Area - and is sure to meet your mountain vacation needs.

 Stay in late November or early December to "Cut and Choose" a beautiful family Christmas tree at one of the many local tree farms. Makes for a great tradition and family or friends weekend. Many farms grow the Fraser Fir - prized as a Christmas tree because of their aroma, shape, dark green color, and strong branches. http://www.ashecountrychristmastrees.com/

Bike on one of the best Rail to Trail paths following one of the world's oldest rivers. The spectacular New River Trail is a linear state park that explores an especially remote corner of Virginia, where the river and forest and historical mining tidbits are constant companions. Comfortably and Finely Furnished

The main level features a newly decorated and comfy living space with a leather, Stickley-style recliner, upholstered coach, chair and ottoman, a gas-log fireplace, and Direct TV.

The kitchen and dining areas are well-equipped and feature an antique pine dining table.

Also on the main living level are two bedrooms and a bathroom. The downstairs bedrooms have either a double or full-sized bed. The upstairs bedroom is spacious and decorated with a mahogany dresser, highboy and twin beds. The upstairs has a second bath and private nook with twin trundle bed that offers a great space for children to play games, watch TV or sleep.

The covered front porch spans the length of the cabin and is a perfect setting for enjoying the river below. The porch has rockers and a small, handmade picnic table that is perfect for playing games or enjoying a romantic dinner.

We traditionally rent Saturday to Saturday during the high season - July, August, October. We appreciate weekly rentals but also accommodate shorter stays in other months.

2012 Rates

We traditionally rent Saturday to Saturday, especially in late June, July, August and October. When needed we do work to accommodate needs.

 $750 weekly or $125 a night (3 nt. minimum)
 Groups of greater than 6, $5 more per person, per night
 July 4th week - $800 or $150 a night
 50% deposit due at booking, balance due 30 days prior to arrival.
 Additionally cleaning fee of $65 and 10.75% tax.

Linens are included.

House Rules, Regs and the Fine Print

When arriving...
 You can check-in at 3:00 p.m.
 For access, guests are provided an access code to the cabin's electronic deadbolt lock.
 Towels and sheets provided.
 A Charcoal Grill is located in the basement.
 We appreciate you enjoying our cabin and furnishings with care as you would in your own home. If you move furniture while at the cabin, please move it back prior to leaving.
 No fireworks are allowed in our yard or the neighborhood.
 The cabin has central heating and air.

When leaving...
 Check-out time is 10:00 a.m.
 In warmer months, turn off air.
 In colder months, adjust central heat to 40 degrees.
 Remove all perishables from refrigerator.
 Leave bagged, sealed trash in basement.
 If your group are heavy towel users - more than one load of towels - we kindly ask that you wash and dry a load of towels prior to leaving.
 Please leave dishes clean and stored.
















The Fine Print...

Rental Payments. Tenant agrees to pay a $25.00 processing fee for any check returned by their financial institution.

Security Deposit. The $100 security deposit may be applied to actual damages caused by Tenant. In addition, Owner may deduct from the security deposit the amount of any long distance or per call telephone charges or ordered TV programming. Owner shall account for or refund tenant’s security deposit within 45 days following the end of the tenancy.

Cancellation. In the event of a cancellation by Tenant, Tenant must contact Owner within 90 days of the rental term. Owner will refund all payments made by Tenant. If the cancellation is less than 90 days, 70% of the total rental fee will be refunded to the Tenant. If the cancellation is less than 45 days, the total rental fee is forfeited and will not be refunded to the Tenant.

Indemnification and Hold Harmless; Right of Entry. Tenant agrees to indemnify and hold harmless Owner from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guests) as a result of any cause, unless caused by the negligent or willful act of the Owner. Tenant agrees that the owner or their respective representatives may enter the Premises during reasonable hours to make repairs as owner may deem appropriate.

No pets are allowed.

No smoking in the cabin.
